To reserve a property. Offset against your first month's rent or tenancy deposit as agreed. Refundable in most circumstances.

Covers damages or defaults during the tenancy. Held in a government-authorised deposit scheme. Properties with annual rent over £100,000 are not covered by the Tenant Fees Act.

A pro-rated amount covering the remainder of the calendar month in which you move in. Castlewood does not collect rent in advance beyond this initial payment.

Rent is due on the 1st of each month. The rent payable must not exceed the advertised amount.

Interest may be charged on unpaid rent outstanding for more than 14 days, at a maximum of 3% above the Bank of England Base Rate from the date the rent became due until payment is made.

To cover costs of taking the landlord's instructions and preparing new legal documents.

Replacement fee per lost key or device. A £50 call-out fee also applies where attendance is required. Castlewood uses specialist key systems — tenants are not permitted to cut or duplicate keys independently. All replacements must be ordered through Castlewood.

If you wish to end your tenancy early or give less than the required two months' notice, you may be liable for the landlord's reasonable costs — up to the amount of rent that would have been received had the correct notice been given.
